Planning permission requirements depend on the location and size of the garden room. Generally planning permission is not needed if:
The garden room is no higher than 2.5m from the bottom of the building to the top of the roof if it is closer than 2m to the boundary of the property.
The garden room does not take up more than 50% of the garden area but this must also include the area of any other existing buildings.
It must not be used for sleeping / bedroom purposes.
